Reflecting on 2025 and looking ahead

2025 has been one of the most challenging and transformative years for asset management in social housing. Maintaining delivery against the RSH Safety & Quality Standard, increasing pressure from Awaab’s Law, the impending requirements of Decent Homes Standard 2, rising investment backlogs and deepening financial constraints have forced landlords to rethink how they manage their homes and neighbourhoods. The latest RSH Sector Risk Profile reinforces this, highlighting escalating costs of compliance, the financial strain created by ageing stock, the growing complexity of building safety obligations, and the need for Boards to make tougher, evidence-based choices about investment, disposals and portfolio sustainability.

Retrofit has also gained renewed urgency, with EPC C by 2030 and Net Zero 2050 placing major technical and financial demands on landlords at a time when supply chains and funding remain uncertain. Alongside this, advances in AI and data analytics are beginning to reshape asset management, offering new opportunities for predicting failure, targeting investment and understanding customer need but also exposing the gaps in data quality, systems and organisational capability.

We have also seen expectations shift from simply maintaining “compliance” to demonstrating how homes promote comfort, safety, energy efficiency and, increasingly, customer pride. Looking ahead to 2026, the focus will move firmly towards active asset management, better data and insight, stronger customer understanding, and practical decisions about where to invest, where to defer, and where assets no longer offer sustainable value. For many organisations, the year ahead will be about making disciplined choices, strengthening capability, and preparing for long-term delivery ensuring our homes remain places customers feel proud to live in despite the growing pressures facing the sector.

And the central question for 2026 is this: do you truly know your homes, and do you truly know your customers? Because the organisations that can answer “yes” with confidence will be the ones best placed to deliver pride, safety and long-term sustainability in the years ahead.
