1. Hi Danny

   Thanks so much for your question, I have posted this in the Rent Compliance Hub WhatsApp group and received four responses from members as below:

   1) We cap at LHA but do sometimes use 80% market rent if required to get the ROI for a new development. Operations would need to sign this off to ensure we could let at that level and not be left with voids
   2) No difference in approach to recovery of arrears between social and affordable tenure
   3) Yes, monthly tenancies issued with rent due on 1st of month.

   1. Based on market rents. We used to cap at LHA but was never official policy so we don’t do that anymore
   2. ⁠No difference in recovery of arrears
   3. ⁠We issue weekly tenancies but take a months rent in advance.

   1. Based on market rents
   2. No difference in collecting arrears
   3. Ask tenants to be 4 weeks in advance for their rent (we have weekly tenancies)

   1. We use 80% market rent unless there is a S106 in place capping this.
   2 and 3.Arrears recovery and upfront payments are the same as our social rent tenants

3. Hi Danny, one more response in the WhatsApp group as below:
   Affordable at 80% of market rent, same recovery process as formula rent. Our tenancy conditions state rent in time and in advance for all rents, although our current DD system won’t allow RIA in some DD cycles. We’re in the process of testing a new module to allow this to happen.

1. Good afternoon, I have shared your question with our Leasehold Network WhatsApp group and received the following responses:

   We charge £175 (No VAT). for an LPE1 pack, £25 for additional questions, £99 for a remortgage pack (we hardly ever get requests for this)

   We charge £175 (no VAT) for an LPE1, no charge for additional enquiries or remortgage packs

   We currently charge £216.83 for LPE1 with no extra charge for additional queries or mortgage packs

   LPE1 £75 +VAT, Lease extension admin fee £250 + VAT, Consent to remortgage £60 + VAT, Assignment fee £60 + VAT, Sublet Consent £60 + VAT. We have others as well. Let me know if you want anything else specifically.
