Members have told us that no-access issues continue to be a significant challenge, particularly regarding essential repairs, gas safety checks and electrical inspections. Housing management professionals are being asked to step in and facilitate conversations with tenants on behalf of other teams.

The Regulator of Social Housing has reinforced the need for landlords to ensure tenants have safe and well-maintained homes, making this a critical issue to address.

Join us to discuss the challenges of dealing with no-access issues and to hear best practice examples from others in the sector working in this area.

The ability to access tenants’ homes for repairs, maintenance and compliance checks is fundamental to ensuring tenant safety and meeting regulatory requirements. However, gaining access can be a major challenge for landlords, with some tenants persistently refusing entry, making it difficult to carry out essential works.

The rise in the number of tenants impacted by poor mental health adds further complexity to this.

The Social Housing (Regulation) Act 2023 has placed greater accountability on landlords, requiring them to demonstrate a proactive approach to property management, safety compliance and tenant engagement.

The Regulator of Social Housing has set clear expectations around repairs and building safety, meaning that failure to address access issues could result in regulatory intervention.

With an October date now set for Awaab’s Law to come into force – requiring landlords to investigate and remedy hazards within strict time limits – it is more important than ever for properties to be accessed promptly to identify and address potential health and safety risks.

This session will provide members with the opportunity to discuss no-access issues and share best practice in a confidential setting.
