Social landlord L&Q and the Greater London Authority have marked the completion of 476 new homes at Prime Point on Greenwich Peninsula.

With 70% of its homes affordable, L&Q says Prime Point will provide hundreds of Londoners with new homes and marks a significant milestone in one of the capital’s largest regeneration projects.

The homes were built by the housing associations with funding support from the Greater London Authority’s Affordable Homes Programme.

The completion was marked at an event on Thursday, 15 October, which was attended by Tom Copley, Deputy Mayor of London for Housing and Residential Development.

Prime Point is the first residential development to be completed within Greenwich Peninsula’s Brickfields district.

The development includes 109 London Affordable Rent homes, including 17 four-bedroom family townhouses, and 55 London Living Rent homes, alongside homes available through shared ownership and private sale.

At the heart of the development is Woodget Heights, a 30-storey building which is the tallest structure delivered to date by L&Q’s In-House Build team.

L&Q says residents will benefit from a range of amenities including concierge services, co-working facilities, a resident lounge, a ground-floor commercial space and communal gardens.

David Lewis, Executive Group Director for Property and Investment at L&Q, said: “Prime Point is a major milestone in our work to provide more affordable homes in London and demonstrates what can be achieved through strong partnership working.

“We’re particularly proud that our In-House Build team delivered the scheme ahead of schedule. Alongside providing much-needed new homes, Prime Point is helping to create a thriving, sustainable community and supporting the long-term regeneration of Greenwich Peninsula, with lasting benefits for residents.”

Led by Knight Dragon, the 150-acre brownfield Greenwich Peninsula development will deliver 17,500 homes for around 34,000 residents, alongside 48 acres of public space, creating a new mixed-use neighbourhood with an estimated development value of £10.8 billion.

Three of the seven planned districts have already been completed, delivering 3,500 homes and welcoming more than 6,000 residents. Today, Greenwich Peninsula attracts over 24 million visitors annually, combining homes, workplaces, cultural venues, retail, leisure and public realm with a strong transport network.

Dominic Glanz, Chief Development Officer at Knight Dragon, said: “Prime Point is a powerful example of what strong partnerships can deliver: 476 high-quality homes, 70 per cent of them affordable, alongside shared spaces and amenities designed to support the growing and inclusive community at Greenwich Peninsula.

“At a time when delivering new homes across London is increasingly challenging, long-term collaboration between delivery partners is the best way to maintain momentum and turn ambition into reality. We’re proud to have worked with L&Q to bring Prime Point forward as part of the wider vision for Greenwich Peninsula.”
