    The Vacancy

    We have a brilliant opportunity for a new Operations Manager to join our Property Team. This role will be covering the maintenance & building adaptations functions.

    Due to the seniority of this role applicants must have either an appropriate professional housing qualification or have a willingness to study towards this.

     

    An essential portfolio role of our wider Property Team, you will be responsible for ensuring a safe and high quality customer experience for all of our residents and customers. You will need to lead, direct, procure and manage contracts undertaken by Wythenshawe Works as assigned by the Head of Property providing a comprehensive service to customer standards.

    You will operationally be leading a team of high performing technicians carrying out maintenance works as well as surveyors who carry out pre-inspections of occupied homes ensuring that all works are completed in accordance with WCHGs high standards.

     

    This role works as part of the Property management team in the development of the teams and its plans and priorities to deliver a modern, efficient and effective customer focused maintenance service.

    You will  required to assist the Out of Hours service on a rota basis advising on complex and technical issues as well as ensuring that weekend and evening services operate smoothly 
    Main responsibilities include but are not limited to:

      • To actively participate in the development of property services.
      • Lead and manage the Support and Adaptations Service, ensuring that the systems and practices in place deliver a responsive, respectful and reliable service.
      • To contribute towards the continuous improvement of all services undertaken by WCHG.
      • To ensure the ‘in-house’ service delivers against financial and performance targets with a clear business/service plan for continuous improvement and service enhancement to WCHG.
      • To work as part of the Property Services management team developing the teams, plans and priorities to deliver a modern customer focussed service integrated with other parts of the organisation.
      • Ensure opportunities to encourage local labour initiatives and construction related training schemes are maximised.
      • To assist in the review strategies to meet WCHG’s aim with regard to the improvement and maintenance of its stock of housing.

    Each member of the property services Management Team (MT) will be allocated a “management portfolio,” which they will be asked to lead for property. The composition of the portfolios and the allocation of deliverable outcomes will be subject to regular review.
    In order to undertake this role to its fullest, you will require the following key skills, knowledge & experiences;

     

      • Housing Management qualification regulated by Ofqual equivalent to Level 4 or 5 within the requirements of the Social Housing (Regulations) Act 2023; or Diploma in Housing; or a foundation degree from the CIH; or willingness to study.
      • Management qualification ILM level III or similar.
      • Experience of working in the housing sector in management roles.
      • Experience of delivering a successful in house repairs & maintenance service including Voids.
      • Knowledge of building construction, maintenance and repair techniques and associated resources.
      • Knowledge of national legislation and regulation of the housing sector.
      • Budget and financial planning skills.
