Mandatory five-year electrical safety checks now apply to social landlords. This timely workshop gives you the latest legal position, good-practice advice and a practical checklist so you can evidence compliance to the Regulator of Social Housing.

Do you know what proportion of your homes have had an electrical check in the past five years?

That’s the question you need to be ready for. It’s core to evidencing compliance with the Safety and Quality Standard now in force, and it’s a focus in consumer regulation engagement. Registered providers must identify and meet all legal health and safety requirements and complete resulting actions within appropriate timescales.

From November 2025, mandatory electrical safety checks were extended to the social rented sector for tenancies granted after 1 December 2025, bringing parity with the private rented sector. For social housing tenancies granted before 1 December 2025, the same regulations come into force on 1 May 2026.

Landlords must ensure the electrical safety standards are met and have installations inspected and tested at least every five years by a qualified person (with appropriate follow-up on any remedial actions). Guidance has been updated to reflect this change.

This masterclass sets out what good looks like — how to put your electrical safety programme on the same robust footing as your gas safety regime, and how to demonstrate compliance to the regulator.

    We’ll cover:

    • The legislation and what it means for social landlords (scope, five-year inspection cycle, duties and timelines)
    • Good practice and getting the basics right becoming and staying compliant under the Safety and Quality Standard
    • Running your programme: planning, scheduling, quality assurance and handling remedials
    • Data and recordkeeping: what to capture, how to evidence, and audit readiness
    • No-access and legal routes (injunctions, EPA, forced entry): proportionality and lessons learned
    • Contractor/DLO relationships: KPIs, SLAs and performance management
    • Risk management and disaster recovery: stress-testing your approach against failures and incidents.

This workshop is essential for everyone involved in electrical safety across homes and communal areas — inspection, maintenance and compliance.

    What will be covered:

    • Latest legal/regulatory update for social landlords (five-year checks, standards; guidance)
    • Policies, procedures and systems: gap-analysis checklist to ensure they’re up to date with the Safety and Quality Standard
    • Data discipline: evidencing inspections, coding outcomes, remedials and re-tests
    • KPIs, monitoring and reporting: what to track, where to report and when
    • Managing no-access: process design and lawful escalation
    • Contractor/DLO alignment: commercial levers and quality control
    • Risk mitigation and contingency planning.
