Regeneration is back. Recent changes to the social and affordable homes programme mean housing providers can replace old homes and improve neighbourhoods. This event looks at how they can do this in a way that meets local need and involves residents in long‑term change.

Estate regeneration is back on the national agenda.

The launch of the social and affordable homes programme (SAHP) marks the first time in years that dedicated funding is available to support the redevelopment of existing social housing estates – replacing ageing stock and delivering a net increase in social housing.

For councils and housing associations, this is a moment of real opportunity: the government sees housing associations and local authorities as ideally placed to rethink estates, increase density where it makes sense and redesign homes for modern lives.

But the challenge is urgent. Many post-war homes are nearing the end of their natural life. In the North alone, more than 100,000 social homes are expected to reach end of life over the next decade.

This event brings together practitioners, policy experts and sector leaders to ask a simple question: what does good estate regeneration really look like – and how do we deliver it at scale?

Drawing on real-world case studies and insights from leading voices, we’ll explore how regeneration can unlock new homes, improve quality and reshape neighbourhoods, with residents at the heart of lasting change.

    Key sessions include:

    • What the funding changes mean: how they affect what you can do, when you can do it and what you’ll need to show
    • How to bring residents with you: clear choices, honest conversations and involvement that feels real
    • How to get from plan to building work: phasing, moving people safely and keeping disruption and risk under control
    • What we’ve learned from doing it: a real example, what went well, what we’d do differently and tips you can use straight away.
