    Our Head of Delivery & Property Management is set to…

      • Assist in the development and implementation of the Group’s asset management strategy.
      • Oversee the effective delivery of property maintenance, responsive repairs, and improvement programmes.
      • Ensure compliance with the relevant statutory obligations and standards; managing key property risks, such as damp, mould and condensation.
      • Develop, prepare and control the repairs, maintenance and investment budgets and take effective management action to ensure expenditure remains within budget.
      • Develop and maintain systems to support effective delivery of asset management services, ensuring that asset management data is used for future planning and property management.
      • Ensure up to date and effective asset management policies and procedures are in place.
      • Financially and technically oversee the investment programme, ensuring that all projects are delivered on time and within budget.
      • Lead on risk management for the responsible areas, regularly reviewing and analysing operational risks across the asset management service.
      • Ensure effective consultation and communication with internal and external stakeholders, including tenants, leaseholders, contractors, and consultants.
      • Provide technical advice and support to management and colleagues across the organisation.
      • Ensure the preparation and progress of necessary tenders and contract documentation for agreed projects.
      • Develop appropriate performance indicators to assess the effectiveness of service delivery and customer satisfaction.
      • Lead, manage and motivate staff within the Asset Management team, ensuring that the recruitment, induction, training and development of staff is carried out in accordance with company policy and procedures.
      • Work closely with the Building Safety, Compliance and Health and Safety Teams to ensure compliance with statutory obligations relating to asset management functions, including gas servicing, asbestos management, and fire safety.
      • Produce reports for the Executive Management Team and the Board as appropriate, and attend meetings as required.
      • Meet appraisal targets and support the delivery and achievement of overall business objectives.

    Requirements

    To be successful in this role, you will require the following qualifications, skills, and experience:

      • Professionally qualified with membership of RICS, CIOB or any other equivalent body.
      • Building related degree or equivalent qualification/experience.
      • Experience of successfully managing a property maintenance, responsive repairs, and re-investment function.
      • Experience in project and contract management, working with contractors to deliver multiple projects and work programmes.
      • Experience of developing a strong customer-driven service culture, with a track record of delivering results and continuous improvement.
      • Experience of budget setting, monitoring, and implementing financial controls.
      • Experience of working with IT systems, including Microsoft Excel, Word, Outlook and Teams.
      • Knowledge of contract documentation, specifications, project briefs and procurement methods.
      • Knowledge of statutory and regulatory requirements relating to the management of property maintenance, responsive repairs and re-investment functions.
      • Ability to plan strategically, to develop and implement asset management strategy, policy, and practice, with effective performance management systems.
      • Excellent verbal, written and interpersonal skills and the ability to communicate concisely and effectively.
      • Ability to interpret and analyse information and data in order to make sound financial and commercial decisions.
      • Ability to manage and deliver a fluctuating workload with tight timescales.
      • Ability to create and lead a culture based on the organisation’s values, vision, and goals; to inspire, motivate and develop colleagues at all levels.
      • A self-starter with a can-do attitude, confident and able to work on own initiative, self-aware and committed to personal development.
      • Ability to work flexibly and out of hours where necessary.
      • Willing to undertake any relevant qualifications and CPD.

     

    The following qualifications, skills and experience would be advantageous but are not essential:

      • Property compliance and/or health and safety qualification.
      • Level 4 Housing Management Qualification OR equivalent.
      • Experience in a senior asset management role within the private or social housing sector.
      • Full UK driving licence and access to a vehicle (will also require business user car insurance).
