    Overall Purpose of Job

      • To carry out the role of Clerk of Works in connection with the delivery of the growth of the housing stock of Ongo Homes in line with the Corporate Objectives, Strategic Development Plan, and financial business plan
      • To check that construction works on site meet the required levels of quality, specification, contract and legislation
      • To inspect properties once complete to identify defects and ensure these are rectified
      • To inspect properties for any defects at end of defects liability period and ensure these are rectified
      • To assist in identifying and resolving any suspected latent defects as they arise

    Main Responsibilities

      • To carry out regular inspections and tests of construction works to ensure that work is to the required quality, specification and contract, and meets all legislative requirements.  This will include works on construction sites, purchase of s106 properties, reported defects within the defects liability period, and any suspected latent defects
      • To keep accurate records, provide weekly updates to the Development Project Manager and manage all documentation in this respect
      • To liaise closely with the client and their representatives and other members of the project team to assist the smooth running of projects
      • To monitor and report Health & Safety compliance, and assist in meeting the client’s duties as part of the CDM Regulations
      • To attend and contribute at site progress meetings, and any other project meetings as deemed necessary
      • To monitor and report on any site security issues during the construction phase of works
      • To assist in identifying and managing any party wall issues on development sites
      • To carry out snagging inspections in readiness for property handover
      • To carry out and sign off end of defect liability period inspections
      • To deal with queries and requests for information from other internal sections, external agencies and tenants
      • To liaise with other key members of staff involved with projects to ensure consistency of approach
      • To assist in design consultation and co-ordination, specification and scheme reviews, contractor performance reviews and the exploration of new products, methods and practices
      • To participate in training relevant to the post in order to remain fully informed of latest practices and legislation
      • To carry out other tasks related to development work reasonably requested by the Development Manager

     

    Knowledge, Skill & Experience Required

      • A minimum of 2 years’ experience working in clerk of works/site inspectors role
      • At least 2 years direct, hands on experience of inspecting housing development and construction, particularly inspecting quality, and legislative requirements, identifying defects, snagging and end of defects inspections
      • A relevant professional qualification would be desirable e.g. ICWCI, CIOB, RICS
      • A relevant academic qualification would be desirable e.g. HNC/HND Building or equivalent
      • Knowledge of Building Regulations, and major warranty provider requirements
      • Knowledge of understanding design brief, specification and contract requirements
      • Knowledge of current construction practises
      • Knowledge of modern methods of construction and sustainable housing development would be desirable
      • Well developed problem solving and negotiating skills with the ability to manage complex projects and obtaining best value for the organisation
      • Evidence of the ability to read and understand building plans and drawings
      • Experience of building internal & external relationships including staff, architects, contractors and tenants/owners
      • Experience of successfully managing a portfolio of a number of construction sites
      • Experience of delivering excellent customer service particularly with the emphasis around interacting with tenants/owners
