    In this session we will learn why calmness is so important to effectiveness: how hurrying is counter productive and what we can do to remain calm even in the busiest of times in order to ensure we are always most effective.

    Stress is a very real issue that we all need to be able to deal so it doesn’t build up and overwhelm us. It can be to do with your work life, your personal life, or everything in life. Work is more demanding and complex than ever. Many of us now work in 24/7 environments and that can affect our home life too. In our high-pressure workplaces, staying productive and engaged can be challenging.

    It can be tough enough to manage your own stress. But even tougher to help your team.

    This session will look at how we can help ourselves and others deal with stress and overwhelm. We’ll cover what to say as well as what not to say and how we can ensure our minds and working practices do not affect our team’s performance.

    This is a pragmatic session (not a therapy session) about how we can acknowledge, take responsibility for and ultimately deal with the things that are holding us back.

    Laura Bouttell is passionate about inspiring people, whether it’s to deal with that challenging customer differently, to go out for that first run or to take that creative writing course. Her mission in life is to empower people to become their best. 

    Laura is an ex-police officer, who has three degrees. She is a published academic author and editor.  

    As a result of her time policing in Chapeltown, her own business and her time at Oxford, Laura has seen the gritty side of life as well as the ivory towers and uses her experiences in these diverse fields to help you achieve your dreams. 

    Now Laura works with all levels of Leaders in Business to help them get the best out of themselves and those around them. She has worked with Leaders from the Co-op, Team Leaders from Asda, as well as many SMEs and owner-managed businesses that have gone from strength to strength.

    Talking about money is a skill. According to research, 50% of adults believe that sharing personal money matters is taboo. When you factor that statistic into the landlord/tenant relationship, it is easy to see why it can be so difficult to encourage tenants and leaseholders to be honest about their finances.

    Feeling confident about having those difficult money conversations is an essential component of our work as housing practitioners. The ability to talk about money will enable you to work with your residents to improve their financial resilience, prevent debt and recover arrears.

    Motivational interviewing

    Motivation is the most important factor in changing behaviour. Some service users won’t appear to have any motivation; others will, but not always necessarily for the right things, like for example paying rent or taking medication. To empower these service users to change their lives, you need to be able to help develop their motivation.

    Motivational interviewing helps to develop a service user’s internal motivation to change ‘problematic’ behaviour of every kind. It is an effective and easy-to-learn technique, that helps you to develop skills such as open questioning and reflective listening to enable you to draw out motivational statements from the service user, allowing them to realise how important change is, and empower them with the confidence to carry out and then to maintain change. 

    You will learn: 

    • What motivation is and how you can measure it 
    • To understand external motivation: the carrot-and-stick approach 
    • To explore Internal motivation and how it’s developed 
    • To understand the vital role of importance and confidence in internal motivation 
    • To be able to use the decisional balance technique to develop ambivalence, the first step in motivation 
    • To explore the cycle of change model and how to key-work at each stage 
    • To practise open questions, affirmations, reflective listening, and summarising (OARS micro skills) in order to develop talk of change from service users 
    • How to develop the service user’s own motivational statements into a meaningful plan for change.

    Our trainer

    Danny McGowan BSC, MSC has been involved in supporting people with substance misuse, mental health and other complex needs for over 20 years. He has developed experience in many specialist areas, such as working with hoarders and those with a dual diagnosis and has delivered training in techniques such as motivational interviewing and CBT. He has been delivering training for the housing sector for over a decade and has many years’ experience of developing client/customer involvement and peer mentoring schemes.

    Danny uses a combination of his years of experience, current good practice guidelines and research evidence to deliver the topics he trains. He uses a holistic interactive training style that provides delegates with real skills and information, which they are then able to apply back in the workplace and beyond. He has delivered training and provided consultancy to numerous organisations during his career. Notable clients include the Department of Health, Department of Work and Pensions and the Home Office as well as housing organisations across the UK.

    Illegal evictions

    Illegal evictions

    Illegal eviction has been criminal since the Forcible Entry Act 1381 – yet landlords continue to make errors. Since 1988 it has also been tortuous and expensive to lose.  Indeed in 2014 the Supreme Court awarded statutory damages of £90,500 to a council tenant for unlawful eviction.

    To tackle 'rogue' landlords there are new legal tools and the Tenant Fees Act 2019 has banned certain fees in England.

    Housing options staff need to clearly understand the law to ensure potential customers can keep their homes where necessary. The Homeless Reduction Act 2017 makes this critical from April 2018.

    The Covid19 'stay' on possession from 26 March to 20 September 2019 has altered some landlords behaviour. What will happen when the 'stay' is lifted?

    Richard Paris has an MA from Queens’ College, Cambridge and a post-graduate Diploma in Housing from LSE. From 1991-93 he was senior research officer at LSE Housing, and has worked for short-life and supported housing agencies, mainstream housing associations and local authorities. He is a freelance housing law specialist with 20 years’ training and development experience undertaking educational training, consultancy, policy and procedure health checks. He specialises in housing law updates, dealing with anti-social behaviour effectively, preventing and controlling rent arrears, do-it-yourself possession proceedings, the law in supported housing and the law on disrepair and best practice.

    Unconscious bias

    Unconscious bias refers to the biases we have, of which we are not in conscious control. These biases occur automatically, triggered by our brain, making quick judgments and assessments of people and situations based on our background, cultural environment and our experiences. 

    Psychologists tell us that our unconscious biases are simply our natural ‘people preferences’. Biologically we are hard-wired to prefer people who look like us, sound like us and share our interests. This preference bypasses our normal, rational and logical thinking. 

    Managing unconscious bias is not just of benefit to others. If we can control and manage our unconscious biases it releases cognitive and emotional resources. These resources lead to better/fairer decision-making and enhanced problem solving. 

    The aims of this course are to enable you to: 

    • Review Equality and Diversity in the context of unconscious bias 
    • Understand the idea of unconscious bias and related concepts 
    • Experience how unconscious bias affects our behaviour

As an experienced project manager Tahira has delivered a range of projects, these include equality and diversity, domestic abuse awareness and inclusion strategies. Tahira has worked across a range of customer groups, including young people foyers, care homes, sheltered schemes and refuges in a contractual and consultancy capacity delivering therapy support, engaging with service users and training staff.  Tahira delivers one to one and group coaching to young people and families to develop confidence, increase self-esteem, develop goals and manage wellbeing.

    When people complain they want to be heard, understood and dealt with fairly. Responding to complaints is an important task often carried out by people who are not communication specialists.

    This course will help people to think things through from the point of view of the person making the complaint, identify what needs to be included in the response, structure their letter well, and use clear and straightforward language with confidence.

    It will guide participants through the process of writing a high quality plain language response that will meet the needs of the organisation and the customer. A plain language response uses words well, at a level the audience will appreciate, and its tone is human and direct. Overall it's easy to read and designed to deliver information effectively. This type of response can help to maintain a positive relationship with customers: it's a practical way to put your values (and policies) into action.

    Before the course our trainer will get to know your complaints policies and procedures as well as your organisation's values and communication goals.

    She will then read and analyse examples of current responses to complaints. This will enable her to tailor the course to your organisation's needs and clearly explain to participants how to apply the ideas in the course to their own documents.

    Advanced hoarding – working with hoarders

    Working with hoarders can be very challenging. It’s a very complex subject that in many cases cannot be successfully dealt with by housing staff alone, since there are almost always other factors to consider, such as mental health and capacity issues, substance misuse, safeguarding and animal welfare. Services need staff with an awareness of these factors, and a knowledge of how to successfully involve and then liaise with specialists.

    This course has been designed either as a follow-up to HQN’s OCD and hoarding training or for workers who already have experience of working with hoarders. The course will explore the theoretical aspect of hoarding in more detail, including up-to-date research and psychological theory, before spending time exploring Diogenes Syndrome and animal hoarders. Mental capacity is becoming ever more relevant in housing and this will be explored, as will the court of protection, power of attorney and adults at risk considerations. In order for a team or indeed an organisation to work effectively with hoarders there must be a policy, strategy and a set of guidelines. Consistency and joint working is imperative and these will all be explored on the day.

    This course will:

    • Build upon knowledge gained from HQN’s OCD and hoarding course or practice experience
    • Explore hoarding in detail, including research findings
    • Explore animal hoarding
    • Explore Diogenes Syndrome/personality disorder in detail
    • Explore the Mental Capacity Act 2005, including practising capacity testing and exploring the court of protection
    • Explore legal aspects of hoarding, including case law
    • Practise using the relevant paperwork to use with hoarders, including the process of developing a policy and procedure for hoarding
    • Explore other useful techniques.

    Tenancy fraud is not new – but in recent times social landlords have had to do significantly more and more to tackle the problem. So what is it, exactly? Does it mean fraud at application? After the granting of the tenancy or lease? At the end of the tenancy or lease? Or all three?

    As awareness of the supply and demand equation has grown, many housing providers have become more proactive with regard to tenancy fraud. This has run in parallel with the need to become more customerfocused and to find out more about occupiers via customer profiling or tenancy audits. The commercial need to find out more about occupiers has also become more focused since the Welfare Reform Act.

    Delegates will learn about:

    • The provisions of the Prevention of Social Housing Fraud Act 2013
    • The imperatives to tackle tenancy fraud
    • The many preventative options
    • The risk assessment indicators and how to implement them into everyday operational work
    • The most common areas of fraud – succession, sub-letting, unauthorised occupation
    • Ways to tackle evidential and proof problems and sharing information with other agencies
    • The old remedies such as possession and newer alternatives such as the Fraud Act 2006.

He is a freelance housing law specialist with 20 years’ training and development experience undertaking educational training, consultancy, policy and procedure health checks. He specialises in housing law updates, dealing with anti-social behaviour effectively, preventing and controlling rent arrears, do-it-yourself possession proceedings, the law in supported housing and the law on disrepair and best practice.

    Gambling in the UK has increased, and so have the problems associated with it. Recent research has shown that young people are now gambling in higher numbers than ever before.

    Regular gambling can cause massive financial problems for the individual. Problem gambling or gambling addiction can cause, or make worse, a whole range of issues such as substance misuse, mental health, debt, ASB and domestic abuse.

    Why do you need to be gambling aware?

    73% of the UK population gambles so that means that most of the people you work with do – as customers and colleagues.

    12% of 11-16-year olds have gambled in the last week, 80% of young people had seen gambling adverts in the last week and 10% follow gambling companies online. Adverts are often targeted at low income areas and those who are most vulnerable.

    Gambling is heavily linked to financial problems and mental health issues – two major problems for landlords and support staff.

    Left unidentified and untreated problem gambling usually gets worse and can result in massive problems. Early identification, prevention, joint working and support has been proven to benefit all concerned.

    So having an awareness of gambling, what to look out for, how to bring up the subject, how to assess the risks and knowing what support to offer could is essential for all frontline staff.

    You will:

    • Learn about the current gambling situation in the UK, including prevalence, types of gambling – on-line and FOB-T machines
    • Explore young people’s gambling including its origins in video games and applications, its links to mental health problems and its advertisement and normalisation through social media
    • Explore different types of gambling including problem gambling and gambling addiction
    • Find out about the potential impact of gambling including mental health problems, suicide risk, debt, family problems and risk of homelessness
    • Learn and be able to identify the signs of problem gambling
    • Understand and be able to practice techniques that can help the gambler to control or stop gambling
    • Become more aware of the specialist help that is available.

    This course is for all staff but particularly those concerned with supporting tenants and service users in some capacity – housing workers, tenancy sustainment, enforcement, residential staff or other support staff.
